The most significant change in indoor air quality (IAQ) verification between LEED v4.1 and LEED v5 is the transition from "spot check" testing to continuous, data-driven monitoring.
While LEED v4.1 O+M awarded the most points for annual performance testing, LEED v5 O+M offers more than double the points for implementing continuous, real-time IAQ monitors.
This shift signals that the U.S. Green Building Council (USGBC) now views air quality as a dynamic performance metric rather than a static compliance check. To understand the full scope of these changes, read our comprehensive guide to IAQ monitoring in LEED v5.
The scoring potential for air quality monitoring has more than doubled in the new version, reflecting the industry's move toward real-time data transparency.
In this version, the Indoor Environmental Quality Performance credit was most commonly achieved through periodic air quality testing, typically performed on an annual basis.
Projects could only earn up to 4 points by demonstrating compliance with pollutant concentration thresholds based on a one-time or short-duration measurement period. While continuous monitoring could be used as an alternative compliance approach, it was not the primary pathway for maximizing points under the credit.
The new standard flips the script. The Indoor Air Quality Performance credit now offers up to 10 points specifically for continuous monitoring.
You earn base points simply for installing the sensors and tracking the data, with performance points awarded when that data proves you are maintaining healthy air quality levels year-round.
A single annual test captures air quality conditions at only one moment in time. It cannot account for short-term or seasonal pollution events caused by factors such as wildfires, traffic patterns, cleaning, or fluctuating occupancy levels. Continuous IAQ monitoring provides a more complete and actionable view of building performance.
By adopting continuous monitoring, LEED v5 projects can:
