WELL Certification: Do You Still Need Performance Testing if You Have Air Quality Monitors?

If you’re going the continuous monitoring route for the WELL air concept, then you may be wondering if you still need to get on-site performance testing for air quality. We get asked this question a lot, and the answer is: it depends!

When Can Indoor Air Quality Monitors Replace Performance Testing for WELL?

If your commercial air quality monitor measures all of the required parameters outlined in precondition A01 — PM2.5, PM10, TVOC, carbon monoxide, and ozone — then you do not need to do any performance testing for air.

However, many indoor air quality (IAQ) monitors on the market do not measure all of these parameters, so before making the assumption that any monitor you choose can replace performance testing, be sure to thoroughly vet the monitor’s tech specs with the WELL Performance Verification Guidebook to make sure it’s fully compliant with the WELL Building Standard.

If you choose a monitor that is not compliant with WELL, then you will have to pay for both continuous monitoring and performance testing for air quality — which can skyrocket your project costs.

But if you choose carefully and select a WELL-compliant IAQ monitor, you can save substantial amounts of time, money, and work for your project, making your entire WELL Certification process smoother, more efficient, and more cost-effective.
